What You’ll Do
Lead Accurate, Disciplined Estimating
- Develop detailed, unit-based estimates from architectural plans, specifications, and scopes of work.
- Complete advanced takeoffs using Planswift, Brix, or equivalent software
- Maintain assemblies and estimates as plans evolve, ensuring pricing accuracy at every stage.
- Identify value engineering opportunities and cost-saving alternatives.
Drive Cost Predictability
- Monitor and analyze estimate performance to reduce variance.
- Partner with Purchasing and Construction to identify root causes and implement preventative solutions.
- Review cost codes and data to proactively protect margin performance.
- Own Structural & Design Change Management
- Serve as the primary coordinator for Structural and Design Selection Requests (SSR/DSR).
- Ensure all changes are validated, approved, and aligned with pricing standards.
- Maintain accurate system setup and documentation to support seamless execution.
Collaborate Across Teams
- Work closely with Purchasing, Drafting, Construction, Sales, and Trade Partners to ensure a clean estimating-to-purchasing workflow.
- Obtain competitive bids through BuilderTrend and maintain strong trade partner relationships.
What We’re Looking For
- 3+ years of residential new construction estimating experience.
- Advanced ability to read and interpret architectural, structural, and MEP plans.
- Experience estimating framing, MEP, and exterior scopes.
- Proficiency in Planswift, Brix, or similar estimating software.
- Strong analytical skills, attention to detail, and the ability to manage multiple deadlines.
Preferred
- Experience managing cost code–level variance performance.
- Background in a high-volume production environment (100+ homes annually).
- Familiarity with BuilderTrend or similar construction management systems.
